The Waleses’ Lavish Country Estate Revealed to Cost Dozens of Times More Than the Typical UK Home

The Prince and Princess of Wales saw a major upgrade in their living arrangements when they relocated from Adelaide Cottage on the Windsor Home Park estate to Forest Lodge in October 2025. The move took the family of five — the couple and their children, Prince George, Princess Charlotte and Prince Louis — from a four-bedroom, candy-pink cottage to an expansive eight-bedroom residence with an extraordinary market value.

Forest Lodge is estimated to be worth an astonishing £16 million. For comparison, the average UK property in 2025 is valued at £269,000, according to the GOV.UK website — making the Waleses’ new home worth 59.4 times the national average.

It’s little wonder the property — already being referred to as the couple’s “forever home” — carries such a high value, given its history, scale and array of luxury features. Until 1937, Forest Lodge served as the official residence of the Deputy Ranger of the Windsor Home Park estate.

When news broke that William and Kate would be moving in, two families living in the former stable cottages nearby were asked to vacate the properties. They were offered comparable accommodation elsewhere on the estate.

Why is Forest Lodge worth £16 million?

Forest Lodge not only offers double the number of bedrooms compared to the Waleses’ former home, but it also features its own private tennis court and a lake. And because it’s located close to Adelaide Cottage, the children will have experienced very little disruption from the move.

“The Prince and Princess of Wales clearly love living in Windsor, the children are settled at Lambrook School nearby, and they will still be close to Windsor Castle for royal functions and engagements,” HELLO!’s Online Royal Correspondent Danielle Stacey previously said of the move.

She added that upgrading to Forest Lodge gives the family much more room and is already seen as their “forever home,” offering the children a place to grow up outside the confines of a palace.

“It’s expected that the property will remain their residence even when Prince William becomes King, much like King Charles has kept Highgrove as his country home and Clarence House as his London base,” Danielle added. “It’s clear this is a home where William and Kate will watch their children grow into teenagers and young adults, and having steady, family-centred roots is something that matters deeply to them.”

The house has also undergone a series of renovations, making it even more desirable.

Forest Lodge 2.0

From previous research into the property during my time on HELLO!’s Lifestyle desk, I discovered that Forest Lodge underwent a £1.5 million ($2 million) transformation in 2001. The refurbishment preserved many of its period features, including original stonework, ornate plaster cornices and ceiling details, marble fireplaces, Venetian-style windows, and a half-barrel vaulted hallway ceiling.

Since then, the property has been further adapted to suit the needs of the young Wales children. In September 2025, an exclusion zone was established around the home, prompting frustration among locals after the permanent closure of the nearby Cranbourne Gate and Cranbourne car park. The zone restricts public access to the surrounding area for reasons of safety, security, and protection.

Residents living within half a mile of the property had previously been able to apply for keys to the gate for an annual fee of £110. The new measures, however, were introduced entirely in the interest of privacy, with CCTV cameras, tall fencing and strategic landscaping added to deter trespassers and protect the family’s security.
